Many landowners are holding on to vacant and unused land for no good reason. Spending hundreds, perhaps thousands, every year paying taxes, HOA assessments, and maintenance costs on a piece of dirt that is doing nothing for them. We have worked with many happy clients and we want to work with you, too!

Q: Why do you want to buy my land?
A: That is what we do, we buy and sell land. We look for owners that have unused land that they no longer use, or do not know what to do with. Then we resell the property to buyers that are in a different season of their lives.
Often times, land owners had plans for the property. Perhaps to build a dream home, perhaps they used it for camping trips many years ago. Life happens. Sometimes they move away, go in a different direction or are in a different season of their lives and don’t have the same time for camping and the outdoors anymore. Perhaps mom & dad (grandma & grandpa) have passed away and left the property to the kids … but they have no idea where it is, nor have any desire to go there.
There are always new buyers coming along. Perhaps they recently moved into the area and are looking for a weekend getaway. The challenge is for the seller and the buyer to connect. In a traditional real estate market, that is what the agent does. On a $5,000 piece of land (assuming 4% commission that they split with their company), the agent may get $100-$150 and is not worth their time. You could always try to sell it yourself, if you have the time and know what you are doing.
That is what we do: We find motivated sellers and look to resell to buyers in the market.
Q: Selling my property: How does this process work?
1. A property owner receives an offer from us and agrees to a price.
2. We will perform due-diligence on the property and schedule closing in as little as 1-week.
3. We will have the contract and deed drawn up, reviewed for accuracy and presented to the land owner.
4. Upon approval, the deed is signed, notarized, and recorded. Unless otherwise agreed, all back taxes, transaction costs, notary costs, and recording costs are paid by us. Nothing out of sellers pocket.

Q: Do you buy houses?
No. We are land investors; our company buys and sells vacant / raw land.
Buying and selling houses is a process requires much more paperwork and overhead. While traditional real estate agents can and will sell vacant land. Unless it is a large tract of land, or commercial, it is generally not worth their time for a 3% commission.
We only sell vacant, raw, unimproved land so that we can minimize the overhead paperwork, keep our fees low, and prices reasonable.
Q: Can I use a real estate agent or Title Company?
Sure. But, no offense to bankers and real estate agents, there is not a lot of money for them in a $1,000 – $5,000 transaction. But, if you find one that is interested, we are happy to work with them.
Similarly, Title Companies will often charge $800+ for closing costs. This is a significant overhead on a $1,500 piece of land and doesn’t make much sense. We do use Title Companies for higher dollar transactions.
Q: Will I get a fair price for my land?
Fair, yes. Full market / retail value, no.
Ask yourself how much is your time worth. Do you have the expertise to market and do all of the paperwork and recording? You could hire a real estate agent to do it for you or we see ourselves as a service to do this for you.
It takes time and money on our side to process the property, market it, transfer & recording fees, taxes, etc. We try to pay all of the fees for the buyer and seller to make it easy on them, but it adds to the overall cost of the land.
We would also add that they Assessed Value of the property on your tax bill is not necessarily the market value of the property. Market value is determined by supply and demand, trends in the area, competition, and a number of other criteria. The assessed value to determined by someone at the County Assessors office, from their desk. They have likely never been to the property and are making a high level estimation in order to determine how much real estate taxes to charge. On a $5,000 piece of land, they will not spend a whole lot of time researching the market conditions. More often than not, they will estimate high, because that translates into higher taxes to be collected.
Q: Are you real estate agents?
No, we are not agents or brokers. We are land investors; our company buys and sells land.
Most of the land investments you’ll find on our site are never listed on the MLS (Multiple Listing Service). The MLS is where real estate agents list properties for sale. We work directly with property owners allowing us to buy and sell properties more quickly and with less overhead than than listing it on the MLS.
We prefer advertising via Social Media, but you will also find our properties advertised on some of the more popular real estate listing web sites.
But, no offense to bankers and real estate agents, there is not a lot of money for them in a $1,000 – $10,000 transaction. But, if you find one that is interested, we are happy to work with them.
